An outstanding opportunity has arisen for a Divisional Finance Director to join a major UK Property & Residential business with a strong track record in property development. This role is key to driving financial performance and insight across the division and supporting long-term strategic growth.
Reporting directly to the Group Finance Director, you will work closely with regional Managing Directors and Executive Board members to provide financial leadership, ensure robust reporting, and oversee commercial decision-making across multiple development sites nationwide. This is a high-impact role offering visibility and influence at the very top of the organisation.
Key Highlights of the Role:
* Full ownership of financial reporting for the UK Residential Division, including management and statutory accounts.
* Partnering with Managing Directors and senior stakeholders across all regions to set budgets, forecasts, and KPIs.
* Monitoring commercial performance at site level, identifying margin erosion, and recommending improvements.
* Critical review and presentation of monthly divisional results, cash flow forecasts, and reforecasts.
* Overseeing a high-performing finance team of 8 direct reports, driving a culture of accountability and excellence.
* Managing the COINS ERP development programme to improve real-time reporting and divisional insights.
* Supporting land appraisal reviews and pricing strategies in partnership with the Land and Sales teams.
* Ensuring compliance with banking covenants and assisting with lender reporting and facility management.
* Leading the year-end audit process for all residential entities, delivering clean and timely audit sign-offs.
* Implementing and maintaining strong financial controls and governance across all residential operations.
Profile of the Ideal Candidate:
* A qualified accountant (ACA, ACCA, CIMA) with senior leadership experience in property, residential or complex commercial sectors.
* Proven ability to lead divisional finance functions and influence strategy at Board level.
* Strong commercial acumen and confident presenting insight to senior stakeholders.
* Comfortable managing multi-site operations and leading change across large teams.
* Experienced in budgeting, forecasting, and scenario planning in a fast-moving environment.
* Hands-on, detail-oriented, and committed to delivering improvements in systems and reporting.
